While working on the final details of planning and designing your home, we will be working on completing critical background steps. This includes city permitting, ACC approval, engineering specifications, securing temporary electrical and water service and passing the first round of inspections. Many inspections will take place during the course of building. Your home must pass each inspection before construction continues.
Foundation - Before the foundation is poured, there is a lot of work to do. The site must be graded and excavated and the forms set out according to the plot map. Rough plumbing is installed, tied into the public sewer system and inspected. Finally, the foundation for the house, garage and porch is poured. As with all aspects of construction, weather can play a part in foundation delays. Framing & Roofing - This is when your house starts looking like a house. During this phase, all of the home’s interior and exterior walls and the stairs are framed. Next your home is “dried in,” and the exterior sheathing, roof deck, shingles, windows and exterior doors are all installed. At this point, your home is now waterproof and inside work can begin. Mechanical Rough-Ins for Plumbing, Mechanical, Electrical, Insulation – The work that happens during this phase has to be done right, because once sheetrock is put over it, everything will be harder and more expensive to get to. Water, waste piping, water heater, HVAC system, ductwork, insulation and rough electrical and security system wiring — the guts of your new home — are installed during this stage. All of these systems require inspection to assure you can safely move on to the next phase. Drywall – This construction phase shows progress quickly. Rooms are separated and divided, giving you the visual effect of each space. Drywall is hung and finished, and the ceilings are insulated. Outside brick, stone and siding are installed; and your home site is graded for drainage and to prepare for the driveway, patios, walks, and so on. Finish - The finishing phase is probably one of the most exciting phases. You'll see many of your design selections come to life. Hardwood and tile flooring is laid. Interior doors and trim, stair rails, kitchen and bath cabinetry, countertops, backsplashes, hardware and mirrors are installed. The exterior and interior of your home is painted. Flatwork or pavers for driveways and sidewalks is set. Finish Mechanics - Plumbing hardware, such as faucets, showerheads, commodes, and so on, are installed. Switch plates, plug covers, and light fixtures are put into place, as are your thermostat, outdoor air/heat pump unit, and register and return air covers. Kitchen appliances and carpeting is installed, and your yard is fenced, finish-graded and sodded. Sprinklers are also installed. This is generally an anxious time for many homeowners. Your home construction process is nearing completion and you are awaiting a finish date. Final Stage - During this phase, finishing touches are added, such as cleaning the windows, floors, baths, kitchen, and so on. Walk-through and inspections take place to ensure all of the finishing touches on your new home have been completed according to plan. After your Homeowner Orientation and Closing, your custom built home will be ready for you to move in and enjoy! |
